Job Description of Construction Manager/Project Manager
• Ensure project is executed in an efficient manner. That means each activity follows proper sequence and each activity executed with proper tools and proper care to produce the outcome in line with approved drawings, within the time, resource budget.
• Monitor project to ensure that all the elements are performing in line with the program.
• Prepare fortnightly look ahead plans and take necessary steps) to meet project deadlines.
• Monitor all other inter related activities:
• procurement of material-Ensure that there is requisite supply of material available to allow the project to flow uninterruptedly.
• Materials are ordered in time after due approval, stored suitably to facilitate movement and to protect where controlled atmosphere is necessary.
• Approval of materials- Submit and obtain approval of materials from the consultants in time. Submission must be comprehensive and organized to ensure long delivery items are got approved and ordered in time to facilitate project execution.
• Prepare method statement to ensure quality, safety and the contract requirement. Where necessary obtain approval before the commencement of the work.
• Ensure schedule of working drawings is prepared and submitted in time for its approval. The details in the drawings to be in line with the project requirement, all the details are evident to facilitate the work and obtaining approval, maintaining the status of the drawing revision etc.
• Ensure that project is executed in a planned manner to be efficient in resource utilization, material utilized without wastages, proper records maintained.
• Ensure that work done is duly authorized through RFI or whatever project requirement. Invoices are prepared in time as per contract requirement and got certified
• Ensure all the activities, correspondence, documentations are in keeping with contractual requirement to ensure that we are able to claim everything within and beyond the contract and defend our position from all quarters
• Prepare proper Quality and Safety Plan specific for the project ensuring that all critical contractual requirements are fulfilled and properly recorded
• Coordinate with the sub-contractors and vendors. Ensure that sub-contractor performs with proper safety and quality.
• Conduct daily/weekly site review meetings with our team to monitor progress including with Sub Contractors
